Rustic, eco-friendly, Maine camp experience
This cabin holds over 100 years of family history, yet has been elegantly renovated for guests' comfort and convenience. The cabins are accessible only by foot, about a quarter-mile walk on a camp road from a small parking area. Carts will be provided for hauling your gear. Enjoy quiet reflection from the screened in porch overlooking Cobbossee Stream. A shared dock is just around the corner from Eco-Cabin 2. Upstairs are two bedrooms, each with a double bed.
This is a self-serve cabin. Please be aware that the Wakefield Wildlife Sanctuary is open to the public for day use. KLT rents another cabin nearby to Eco-Cabin 2. Please respect the privacy of neighbors and respect the quiet, peaceful atmosphere of the Sanctuary, for guests, neighbors, and wildlife.
Owner Interaction with Guests
The Kennebec Land Trust, a regional non-profit, owns and manages the cabins. We are available from 9-5, Monday-Friday and are located at our office in Winthrop, Maine.

Guests will be asked to sign and return the contract below, please review to familiarize yourself with the policies.
In consideration of the covenants and agreements herein expressed and of the faithful performance of the Guest to all covenants and agreements, the Owner does hereby demise and let to the Guest and the Guest does hereby rent and take as Guest the following real estate _______________________ (name of cottage) under the following terms and conditions:
Term: The term of this rental agreement shall begin at 2:00 PM on _________(arrival date) and shall end at 10:00 AM on ______________(departure date) unless terminated earlier pursuant to the provisions of this agreement.
Occupancy: Guest shall not permit more than 6 adults (age 18 +) on the rental premises for the term of the rental period. Guest shall be responsible the safety and conduct of all family members and invitees using the property.
Rent: The rental fee, $80/night, must be fully paid in advance or Guest will not be granted occupancy for the rental term. In addition to the rental fee, Maine state lodging tax will be collected on all rentals (9% as of Feb 6, 2019).
Damage Deposit: A $500 refundable damage deposit is due at the time the reservation. The Guest’s credit card will be pre-authorized, but not charged. The Owner may use, apply, retain or hold any part of the damage deposit for any damages or deficiencies, including those that occur in reletting the rented property. In the event that the Guest shall comply with all of the terms of this rental agreement, the deposit shall be refunded.
Entry and Inspection: The Guest shall permit the Owner and its property manager to enter the rental premises at all reasonable times for purposes of inspecting the premises.
Pets: Domestic animals being kept as pets are not permitted upon the rental premises.
Quiet Enjoyment: Guest shall not maintain sound systems which are clearly audible from neighboring residences or cottages and shall not conduct or permit activities which shall constitute a disturbance of the peace to such neighboring properties.
Fires: Small outdoor fires are only allowed in designated fire pits. Firewood will be provided. Guests should not cut or collect their own firewood in the Wakefield Wildlife Sanctuary.
Fireworks: Use of fireworks of any sort is prohibited on the premises.
Disturbing Wildlife: Guest shall not harass, injure or molest wildlife in, on or about the premises. Absolutely no hunting is permitted on the premises. Any unlawful activity with respect to wildlife during the rental term by Guest, Guest's immediate family, guests or invitees shall be an express breach of the terms of this agreement.
Garbage: Guest shall maintain garbage or waste securely contained within receptacles provided by Owner for this purpose and Guest shall not cause or allow any littering upon the premises.
Cancellation Fee: A 95% refund will be provided if Guest cancels 90 days prior to the reservation start date. In all other cases, Guest shall forfeit the entire rental fee paid to Owner pursuant to this agreement.
Indemnity: Owner is not liable for naturally occurring hazards upon the property. Guest and invitees shall exercise due care in avoiding such hazards and do hereby indemnify and hold Owner, its employees, officers, directors and agents harmless from and against loss due to personal injury, death or property damage resulting from naturally occurring hazards on the property.
No Smoking Policy: Smoking is prohibited on the Conservation Property, including the cabins. Any smoking by Guests or their guests or invitees in the interior of the buildings of the rental property shall constitute an immediate breach of this agreement, subjecting the Guest to immediate eviction from the property. The Owner shall be entitled to damages for breach of this policy and may apply Guest's security deposit to any expenses of removal of Guest from possession due to breach of this rental agreement as well as the expense of cleaning the rented property, including dry cleaning and repair for property damage or odor caused by smoking.
Acceptance of inherent risks. Because Maine lakes and streams have may have a rugged and rocky shoreline, the Guest accepts, as a matter of law, the risks inherent in the use of the rental property and, to that extent, may not maintain an action against or recover from the Owner, or its employees, officers, directors or agents,, for any losses, injuries, damages or death that result from the inherent risks of extreme terrain and/or shorefront property, including, without limitation, the use of watercraft on Cobbossee Steam. Guest shall exercise due caution at all times while on the premises.
Entire Agreement: This rental agreement contains the entire agreement between the parties and shall not be modified in any manner except by an instrument in writing executed by the parties. This agreement constitutes a Maine contract and shall be construed and interpreted under Maine law.
